rightProfessional Service Fees to Represent the Seller
When a property is listed and services are provided, Realty3 charges a professional service fee to represent our seller clients.  The fee that we charge to represent the seller is determined by the services we provide.  Our services are identified in the '180 Things We Do For You' document provided in this section and in our Listing Agreement. 

In addition, we will ask you what amount you wish to offer the buyer agent in the transaction.  Although there is no standard percentage that you must offer to cooperating agents, we will suggest an amout that you may want to consider that will maximize the property showings by attracting buyer agents and their clients to view your property.  Please understand that the percentage you authorize us to offer to buyer brokers is your choice but if the amount is less than expected, it could reduce your showings.  In addition, buyer agents will have a buyer contract with their client and if the amount that is offered is less than the fee stated in their buyer agreement, the buyer will instruct their buyer agent to add the difference into their offer as a seller concession or rebate to the buyer so that they can satisfy thier buyer agreement with thier buyer agent.

All professional service fees are not paid up front but are instead, paid through the proceeds of a sale.

Limited Service Options

Fee for service and limited service options are available but that means that each of our '180 Things We Do For You' are individually priced on an hourly rate or flat rate fee.  If this option is what you are looking for, then we will quote you a price for each item that you need done.  This is a different listing contract since we don't owe the same level of care as we do for our full service package.  The bottom line is that you only get what you pay for.  Discount brokerage is discount service.

It’s important to understand how commissions are earned, and when they are paid.  Your specific listing agreement will spell out the details.  In general, our fee is earned when a “ready, willing and able” buyer is procurred however, it is customary that we are paid at the transfer of title.  If you change your mind and back out of the transaction at the last minute, we will have earned our professional service fee for services rendered and we will be entitled to our compensation.  

When you are ready, the professional from Realty3 will review all documents that pertain to the listing and marketing of your property for sale.  You will thoroughly understand what our responsibilities are and what responsibilities you have.  The documents are in a plain, simple language format so that are not confusing.  You are welcome to review any documents in advance so that you feel comfortable in entering a relationship with us and hiring one of our real estate professionals.
